A new Saudi luxury business hotel, Atheel, is set to open in the fourth quarter of 2026 in Riyadh’s King Abdullah Financial District (KAFD), marking the first Saudi-managed hotel within the district.
Developed by KAFD Development and Management Company (KAFD DMC) and operated by Adeera Hospitality under a recently signed Hotel Management Agreement, the project is part of the Public Investment Fund’s (PIF) efforts to strengthen homegrown hospitality capabilities in line with Saudi Vision 2030.
Located in the heart of Riyadh’s financial hub, the hotel will be connected to KAFD’s Guinness World Record-holding skywalk network and positioned near the KAFD Metro Station, offering direct connectivity to King Khalid International Airport.
Designed by architecture firm Foster + Partners, the hotel will feature a sculptural atrium running through the full height of the property, which developers say will be the tallest internal hotel structure of its kind in Riyadh.
The hotel will comprise 214 rooms and suites, including Superior Rooms, Junior Suites, one-, two- and three-bedroom suites, and a Presidential Suite spanning more than 230 square metres.
Atheel will also house two signature restaurants — Lafāna, a contemporary Saudi restaurant inspired by the Kingdom’s regional culinary heritage, and Riya Maison, a French brasserie blending Saudi and French influences. Other facilities will include Cloud 14 rooftop pool and lounge, a spa, gym, meeting rooms and a ballroom for corporate and social events.
The property has been designed with sustainability in mind, with an exterior structure intended to reduce heat absorption and improve cooling efficiency. The hotel is also targeting LEED and Green Globe certifications.
